Choosing a SURVEY?

We do not believe that anyone can take the risk of buying a property without the benefit of advice from an independent surveyor. Property values are no longer rapidly increasing and in today’s economic climate identifying current or future problems and assessing the true market value has never been more important.
Our qualified surveyors have the support of a fully trained administration team working from a dedicated surveying office.
Clients are given the opportunity to speak with the surveyor prior to inspection and are always invited to liaise further upon receipt of the report in order that they are able to make an informed and diligent purchase.

    Considering the wide range of reasons that a client may instruct a valuation, Alasdair Morrison Chartered Surveyors tailor each report to the individual client. The surveyor conducting the valuation will speak personally with the client to ensure that the report meets their needs and requirements in full.

    New RICS Home Buyer Report

    Recently revised by the RICS to form a concise and user friendly report, designed to assist the client in their decision to purchase by reporting on a properties’ condition, value, need for repairs and replacements and what further advice is required before exchanging contracts.
    Colour coded condition ratings are given based on the surveyor’s professional judgment on the state of repair of elements of the building. The colour coding is a traffic light system with a green rating indicating that no repairs are necessary, amber for the intermediate matters and red for the most serious and urgent.
    The report is broken down into various sections to deal with the various components making up the property in addition to having sections that highlight matters for legal advisors attention, specific risks and hazards (for example damp or structural movement). The surveyors’ opinion of current market value is provided as well as a buildings insurance calculation.

    Building Survey (Structural Survey)

    The Building Survey is a much more detailed and bespoke report than the Home Buyer Report. It is suitable for a property of any age and comprises of a very thorough survey inspection, following which the surveyor prepares a report, which breaks the information down under sub-headings relating to the various components of a property and specific areas of concern. The report is more flexible than the Home Buyer Report and can easily be tailored to the clients' individual requirements. For example, if the surveyor is asked to report upon the possibility of extending the property, knocking through or converting its roof space then this information can be added under a separate heading to make it easier for the client and their advisors' to access. A valuation is not normally included with a Building Survey but this can be addressed along with a building insurance calculation upon request.

    Valuation plus

    The Valuation Plus has been developed by Alasdair Morrison Chartered Surveyors to fill the gap between a basic valuation report and a Home Buyers Report.
    This new product is not bound by a set template in order that it can be expanded to take account of the clients’ individual requirements and concerns. It is designed to be straight forward and to the point.
    The Valuation Plus includes a valuation and general information about the properties’ composition and method of constructional principles. It then goes a step further than a valuation and details any areas of concern, matters for further investigation or legal advisors’ attention, in addition to identifying future maintenance liabilities etc. A section is also available for clients’ specific concerns.
    Unlike a Mortgage Valuation, the Valuation Plus is written for the client specifically and it addresses their needs, not a lender or other third party’s. It is not bound by standard paragraphs or lenders guidance notes that often restrict the surveyor from telling the client what they really need to know.
